Vilasita will form part of Tatali, the waterfront precinct within Zimbali Lakes. So much of what residents need will be within the estate itself. Zimbali Square will offer convenience retail anchored by Checkers, Woolworths and Dis-Chem, alongside boutique stores, medical and commercial suites, as well as a bespoke interior design centre. The Zimbali Lakes Beach Club will be minutes from home and the Ernie Els Signature Course within view.
Beyond the estate gates, Ballito Lifestyle Centre and Ballito Junction Mall are the main retail centres, Netcare Alberlito Hospital is the nearest hospital, and the nearest schools are Ashton International College and Reddam House.
A R50 000 (incl. VAT) payment as a reservation fee secures a unit, which is credited towards and deducted from the 10% deposit. The reservation fee, less a 10% administration fee, will be refunded if the purchaser is not allocated a unit or is otherwise unable to secure a unit. The R50 000 amount is payable to Zimbali Resort Developments JV PTY LTD.
The development’s designated conveyancers are Garlicke & Bousfield. All amounts paid towards the purchase price of the unit are held in the attorney’s trust account, pending transfer.
- Upon signature of the Offer to Purchase, the balance of the 10% deposit is due within 14 calendar days.
- Thereafter, the balance of the purchase price is to be secured either by way of a bond granted by an approved financial institution within 30 days, or a guarantee issued by a registered South African commercial bank within 7 days of request by the conveyancer.
- Alternatively, the funds may be deposited into the conveyancer’s trust account within 7 days of request. These funds will be invested in an interest-bearing account with Investec, or your preferred bank of choice.
Once the Offer to Purchase has been signed by both parties, the purchaser must comply with all requirements and submit the documentation stipulated in the Offer to Purchase within the prescribed timeframes. Failure by the purchaser to meet these requirements within the required period will result in the Offer to Purchase lapsing, and the R50 000 reservation fee being forfeited.
It is advisable that pre-approved finance is confirmed in order to avoid unnecessary delays.
